Facts For New Buyers
This FAQ sheet serves to make you aware of the rules that will most affect your house purchase decision. It informs potential buyers of the limitations and responsibilities of purchasing a home at Friendly Acres, 708 Granite Road in Kerhonkson, NY. A copy of By-Laws and Covenants, as well as House Rules, are available upon request.
1. There is no renting allowed, either short term (AIR bnb) or long term for the first two years of ownership, and any rental agreement must be approved by the Board of Directors.
2. The parcel purchased covers only the actual cottage footprint plus a 3 foot perimeter. The shared 8 acres are owned and operated communally by FAHA and are maintained for the pleasure of all residents.
3. Each owner is required to perform 40 hours of work per fiscal year (8/ 1–7/31) that results in direct enhancement, maintenance or improvement of the common property. In lieu of these hours being performed, payment of $20 per hour short of the requirement must be paid at the time of the annual meeting. Example: If no hours are performed $800.00 will be the payment due.
4 There is a monthly maintenance fee of $300 due on the first of each month. This covers home owners insurance, land/school taxes on the common property, septic maintenance, common wi-fi signal, garbage, snow removal, lawn mowing, garden operating expenses, landscaping, water testing and well maintenance.
4. Owners will be limited in their further development by the approved
and adopted Master Plan which is available upon request.
5. No home may be occupied by more than 4 persons, including children and adults, and no additional bedrooms may be created.
6. Owners may have a dog, renters may not. Dogs must be on a leash at all times while on the property.
7. In purchasing a home that is part of FAHA, you and any other occupants of the home are agreeing to comply with all Declarations, By-Laws and House Rules of the Association.
9. The FAHA Board of Directors reserves the right to interview prospective buyers and request all such pertinent personal information so as to facilitate standard background and credit checks, as outlined in Article XIV, section 3, of the By-Laws.
10. In becoming a member of FAHA, certain rights and responsibilities are connected to membership, which serve to protect and enhance the integrity of the association and the best interests of each owner, in effect safeguarding a high quality atmosphere for the property as a whole, and the value of each owner’s home.
11. The Board of Directors, elected by the owners, serves to enforce the rules and regulations of the association, and respond to concerns of individual owners.
12. There is a one-time payment of $200.00 due to FAHA upon closing as a capital contribution.
